Hasting Deering Mackay

Hastings Deering is building a new 25,000 sqm Business Centre in Mackay, due for completion in late 2024. The facility includes a 22,000 sqm undercover parts warehouse, an 800 sqm purpose-built hose factory, and a 4,800 sqm all-weather vehicle loading and unloading zone. It also features upgraded employee work areas, a modern retail shopfront, a rental shop, café, and a sales floor with machine displays.

Designed with both efficiency and safety in mind, the facility incorporates automated storage systems to improve inventory management and reduce turnaround times. Advanced fire engineering solutions are also central to the design, supporting safe operations in high-risk areas like the hose factory and automated zones.

Sustainability is a major focus. The building supports 8,000 sqm of rooftop solar panels, battery storage, LED lighting, and rainwater harvesting systems, all aimed at reducing environmental impact and operating costs.

The Mackay Business Centre is set to boost parts availability and service delivery across regional Queensland, reinforcing Hastings Deering’s role as a key supplier to the mining and construction sectors. The project brings together technology, safety, and sustainability in one of the region’s most significant industrial builds.

The Challenges

Large-scale warehouse fire load: The 22,000 sqm parts warehouse presented a significant challenge due to the sheer volume and density of stored components. High storage racks, mixed combustibility, and automated retrieval systems required careful assessment of fire growth potential and smoke movement. The design had to balance operational efficiency with the protection of people, assets, and continuity of supply.

Specialist hose factory hazards: The hose factory introduced unique risks, with rubber materials, oils, and equipment increasing the potential for high-intensity fires. Ensuring safe operations required a tailored approach to fire resistance levels, compartmentation, and smoke control. These measures had to be integrated without disrupting workflows or limiting access for maintenance and production.

Automated storage and machinery interfaces: Automated systems reduce manual handling but bring added fire engineering complexity. Electrical and mechanical components create ignition sources within confined spaces that are difficult to access in an emergency. Strategies were needed to ensure early detection, manage smoke, and enable safe intervention by the fire brigade.

Vehicle loading and unloading zones: The 4,800 sqm all-weather loading area combined heavy vehicle traffic with constant movement of parts. These activities increased the risk of accidental ignition from fuel, exhaust heat, or battery systems. Fire solutions had to allow vehicles to operate safely while ensuring egress, clear access for firefighting, and containment of any potential incidents.

Bloom’s Impact

Tailored fire safety for high-risk areas: Bloom Fire Consulting developed strategies that specifically addressed the warehouse, hose factory, and automated systems. This ensured that high-risk areas were managed effectively, without compromising operational flow. The result was a facility that balances productivity with a robust level of safety.

Improved resilience and continuity: By designing for containment and rapid response, the fire engineering solutions reduced the likelihood of a fire escalating into a major business interruption. This provides Hastings Deering with confidence that critical supply lines and operations will remain resilient, even under challenging conditions.

Integration with sustainable design: Fire engineering measures were coordinated with the building’s sustainability features, including solar arrays and battery storage. This approach minimised conflict between safety systems and energy infrastructure, helping the client meet both operational and environmental goals.

Enhanced safety for people and assets: Above all, the fire strategies strengthened protection for employees, visitors, and valuable equipment. Clear egress, effective smoke control, and compliance with regulatory standards provide a safer environment while supporting Hastings Deering’s long-term investment in the Mackay region
