The Gasworks / Newstead Complex is a vibrant multi-use precinct featuring multiple iconic towers, seamlessly blending luxury residences with diverse retail and commercial offerings. Lucent Gasworks provides open-plan residences with a rooftop oasis, including a 55-metre infinity pool, fitness facilities, and Zen gardens. Luminaire Newstead offers wellness-focused living with two and three-bedroom apartments and premium amenities such as a glass-bottom infinity pool and thermal suites.

At the heart of the complex is the Long Island Piazza, a tree-lined sanctuary with waterfalls, fountains, and lush greenery. It hosts Australia’s largest health club, artisan eateries, spas, and boutique services, embodying the global “Wellness Premium” lifestyle. This innovative community space enhances well-being, fosters connection, and adds significant value to the area, positioning the Gasworks / Newstead Complex as a leading destination for modern urban living.

The Challenges

  • Balancing safety and design: Rationalising fire safety elements such as FRLs, egress, and fire stair access while maintaining spatial efficiency and architectural intent.
  • Facilitating integration: Seamlessly connecting the site through the basement carpark and buildings via a skylink, overcoming construction timing and system alignment challenges.
  • Adapting to new requirements: Incorporating updated systems (e.g., smoke detection in Luminaire’s carpark) without disrupting the existing Lucent development.
  • Maintaining compliance: Ensuring all solutions met fire safety standards while accommodating evolving designs and interconnected systems.

 

Bloom’s Impact

  • Optimised design: Rationalisation of Fire Resistance Levels (FRLs), egress provisions, and fire hydrant pump design contributed to a more spatially efficient outcome.
  • Enhanced functionality: Fire engineering enabled naturally ventilated residential corridors and unlocked increased rooftop Net Lettable Area (NLA) through optimised fire stair access.
  • Seamless integration: During the subsequent expansion, we facilitated the connection of the Lucent and Luminaire buildings, linking the basement carparks and integrating a floating skylink while managing timing and system alignment.
  • Efficient adaptation: Our strategy minimised impacts on existing structures and enabled seamless integration of new systems, such as smoke detection in Luminaire’s carpark, including connection of the shared rooftop to a single fire stair.
